Need to cancel your stay with us? We completely understand there are many reasons why you might need to. This policy has been designed to ensure transparency if the unfortunate occurs.
Please note that our home is located in a community with 24/7 gated security. We are required to register your group within the HOA's (Homeowner's Association) timeframe and pay a fee. Our cancellation policy is built around this, and our potential inability to "re-rent" the home.
BEFORE YOU CANCEL
We are happy to work with you and consider things on a case-by-case basis. For example, we can modify the dates of your booking, members of your group, etc.
Please message us through the website you booked on and let's discuss your options first. Also, if you purchased any form of travel insurance, consider reviewing your options through them.
AIRBNB AND VRBO BOOKINGS
3rd party platforms often change and modify the available options for cancellations. When booking, you were presented with our cancellation policy and accepted it as a condition of booking. The cancellation policy selected at the time of booking is listed in the reservation details on the website you booked on.
If you would like to modify or cancel your booking from another website, please message us or proceed through the website you booked on.
DIRECT BOOKINGS
Full refunds for:

Cancellations up to 30 days before check-in.

If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in.

If we are able to rebook the home for the full duration of your cancellation

Note: full refund would not be made until after the new booking is processed, outlined below.

14-30 Days until check-In:

50% refund (full refund if we rebook, as stated above).
8-13 Days until check-in:

Cleaning fee and IML Registration fee withheld from 50% refund (full refund if we rebook).
7-0 Days until check-in:
-
No refund.
